Digital Files:
Save digital portfolios as web versions. Save separate digital file of floor plans only. Communities also get link to flip books created by Josh.
Demographic Issues:
The stitch sheets and any non-cover photos should have representation
of the second (and third if applicable) largest demographic above 5%. Cover images and signage should represent majority population.
Rate Sheets and Floor Plans:
Care Types: always list them in order of most independent to least independent on Rates and Floor Plans. Rate sheets and floor plans work in tandem, if something changes on a floor plan than it needs to reflect on the rate sheet also. The levels of care usage and the floor plan names should be consistent between floor plan and rate sheets. List them from most expensive to least expensive.
Rate Sheets:
There are no IL care levels, so that header should be removed.
As of 1/1/22, Assisted Living will have 6 care levels, so those will need to be added.
Remove levels of care for both IL and AL.
Second occupant line should be monthly, NOT a one-time fee
- IL should only say “*Base rate only.” It does not need any additional language because this does not apply to IL.
- AL you can remove “Does not include levels of care. Appropriate care level will be determined prior to move-in.”
Nearly all communities are moving to 6 levels of care (even formerly all-inclusive).
*Exceptions: Heartis Longview, Heartis Village of Peoria, and Windhaven will retain their all-inclusive structure.
Remove age restrictions.
New verbiage for rate sheets (2023):
(First Paragraph) Your monthly rate at Community Name includes three daily meals in our restaurant, select utilities, weekly housekeeping, a full life enrichment calendar, as well as apartment and grounds maintenance. At Community Name there is never a buy-in fee or long-term lease. Rent is payable monthly.
(Last Paragraph) To reserve your apartment now, simply provide us with a one-time fee of $________. This fee will hold the apartment for up to 15 days, giving you the first right of refusal and opportunity to begin paying the market rate or simply select another apartment. At the time of move-in, the fee shall be considered a community fee.
June 2023 ChangesFor all rate sheets going
forward, we’d like to remove the “Care Cost Range” line for all care types. This will be the new standard
for Frontier. Entry will only be:

Licensing Information:
California and Texas care facilities need to show license number. Proper naming for Texas is Facility ID #. Will have to check on California licensing verbiage. According to Willow Springs, a California facility, licensing information is RCFE License #. Use "License Number Pending" if we don't have the information at printing time. Licensing information goes on all print collateral.
Sales Folders:
Remove age restrictions.
Will need a plate for spot varnish of cover photo and logo. Waiting on Range's comments.
Adjust cover photo to represent the majority demographic population. Update inserts with photo of second largest demographic population.
Sales Inserts/Stitch Sheets:
Use latest updated copy with the Spark information. See attached Word document. Pelican Pointe and Cedar Bluff have correct verbiage. New verbiage uploaded per Shane (3/7/23).
Replace tagline “When What You Desire Most Is Exactly Where You Want It To Be... Celebrate!” with new tagline “Enjoy the Lifestyle You Love in a Community that Cares!”
Use actual community images. Granny is out.
Floor Plans:
If higher quality floor plan graphics exist, use those instead of traditional drawings.
Don't indicate types of living IL, AL, MC. Order goes from largest square footage to smallest footage. Still order by types of living?
New Footer (5/23): Sample plan only. Actual room layout and size may vary.
Note Cards:
Image should reflect majority demographic and being regionally appropriate.
A-Frames:
For future A-Frames, please
update “Tour Today” to read “Tour Today!” This goes for all
communities.
